GUTTER CLEANING IN STOW-ON-THE-WOLD
Gutter Cleaning in Stow-on-the-Wold
Country houses, rental portfolios and managed properties
Properties around Stow tend to be on the larger side, and a good many of them are managed on somebody else’s behalf. We clear gutters for private owners, for country houses with a great deal of roofline, and for an estate agent whose landlords rely on it being done every year without being chased.
Landlords, agents and annual clearance
Harrison Hardie trust us with the annual gutter clearance across their landlords’ properties, and that is a rather different discipline from cleaning somebody’s own home. Nobody is standing there watching. Nobody is checking. It simply has to be done, every year, on time.
There is a good reason landlords take gutters more seriously than most homeowners. A blocked gutter causes damp, and damp in a let property means a tenant complaint, a repair bill and an argument at the end of the tenancy about who is responsible. An annual clearance is one of the cheapest pieces of preventative maintenance on a building.
Because every clearance comes with a photographic report, an agent or landlord has a dated record that the work was done and what condition the guttering was in. That is worth having when a dispute arises months later.
Larger houses, a great deal more roofline
Stow and the surrounding villages have more than their share of country manor houses, and a large house is not simply a small house with a bigger bill. There is far more guttering, there are more elevations, more corners and valleys where debris gathers, and often a mix of heights across a single building.
That is why we quote properties like these individually rather than from a standard price, and why having several access methods matters. It is also why the camera earns its keep: on a house with that much roofline, nobody is checking every run from the lawn.
What clearance actually means
Almost everyone who asks for gutter cleaning wants clearance, which means emptying the gutter so water runs away from the building rather than into it. Washing the outside of the gutters, fascias and soffits is a separate job and a cosmetic one. Both are worth having. Only one of them protects the property.
How we work, and what you receive
Wherever it is safe, we work from the ground using a gutter vacuum on a telescopic pole with a camera at the top. Where the building will not allow it, we use ladders, a scaffold tower or our own mobile access platform. On larger properties it is often a combination across the same visit.
Afterwards you receive a PDF report with before and after photographs, and anything we noticed while we were up there, whether that is a cracked joint, a sagging bracket or a downpipe not running away as it should.

How often should gutters be cleared?
Once a year as a minimum, in autumn, after the leaves have come down and before the winter rain. Every six months where the roof carries a lot of moss or there are trees nearby dropping leaves or pine needles. Around Stow, with mature trees and a good deal of stone, plenty of properties fall into the six monthly camp.
Common questions
Can you look after several properties for us?
Yes. We already handle annual clearance across a portfolio of rental properties for a local agent, and we are comfortable arranging schedules and access through a managing agent rather than the occupier.
Do tenants need to be at home?
Not usually. We work outside and need no access indoors, provided we can reach every side of the property. Where a garden is gated or shared, let us know beforehand and we will arrange it.
Ours is a large country house. Can you handle it?
Comfortably. A good deal of our work around Stow is on properties of that size. They are quoted individually rather than from a standard price, because the amount of guttering and the mix of heights vary enormously.
What do we get as proof the work was done?
A PDF report with photographs of the gutters before and after. For a managed or empty property that record is the whole point, because nobody was there to see it.
Can you do the windows at the same time?
Gladly. Read about our window cleaning in Stow-on-the-Wold.
